Do you have space on your Portland property for a 24 x 8.5-foot tiny house on wheels? We are a mature, responsible couple looking for a permanent place to live in Portland in our designer tiny home from July.

Our tiny house is currently under construction by professional builder Mitchcraft Tiny Homes of Colorado. It will be delivered to Portland in July 2020. The house will be inspected and certified to National Organization of Alternative Housing (NOAH) standards and will be insured.As the house is not yet finished, we cannot offer photographs. However, it will look like the designer’s renderings on this site and will be 24 feet long, 8.5 feet wide, and 13.5 feet high (maximum at roof apex; lower at both ends). As well as a level space that can accommodate the house, we will need exterior connections to water and electricity, but not to septic/sewerage—the house has a composting toilet.

We are Becky and Penelope, two professional women in our forties, with one outdoor cat. In January 2020, we moved to Portland from Toronto. There, we owned and renovated a 300-sq. ft., 100-year-old house that earned a national television spot for small home design. Now, we’ve chosen to live in a tiny house on wheels because we want to live a lower-impact lifestyle – to use less, waste less, and worry less about the costs, to ourselves and to the earth, of living. We work in science and communications respectively and enjoy running, cycling, and climbing. We love to garden and are open to working in our host’s garden in exchange for a share of produce. We do not smoke (anything); we do not have loud parties. We love Cully, where we currently live, in particular, and northeast Portland in general. We would love to continue living here, but will definitely consider opportunities in other parts of Portland.
What is NOAH certification?
NOAH certification ensures that our tiny house will meet nationally recognized safety, construction, and energy efficiency standards including those of the National Fire Protection Association (NFPA), National Electrical Code (NEC), International Residential Code (IRC), and National Highway and Transportation Safety Association (NHTSA). If I have a tiny house in my yard, can I be held liable for any damage the tiny house or its occupants may incur or cause?
No. Once constructed, our tiny house will be insured against loss or damage to the house and its contents. We will also have liability coverage to protect our host from injury or damage caused by the tiny house.
Will I have to modify my yard to accommodate the tiny house?
It depends. At a minimum, our house will need a hard (gravel or concrete) parking pad of at least 26 x 12 feet. If you don't already have one of these, we are acquainted with local contractors who can build one and also prepare your yard in other ways, if necessary. Please contact us to discuss in detail what you have and what else, if anything, you may need to host a tiny house.
Do I need a permit to host a tiny house on my property?
No. Since 2017 the City of Portland has allowed tiny homes on wheels on private property. Bureau of Development Services guidelines are available here.
